Review the Buyer Agency Agreement Before Touring
The agreement should identify the property types and geographic area covered, the length of the relationship, the services the brokerage will provide, and the broker fee. Compensation is negotiable and should be documented clearly. A seller or listing brokerage may contribute toward the buyer-broker fee, but any contribution should be handled through the written transaction documents and cannot exceed the amount agreed to with the buyer without proper written consent.
Expect a Search Strategy, Not Just Listings
A buyer representative should help translate your budget, timing, property requirements, and location preferences into a workable search. That includes identifying tradeoffs, explaining current inventory, and helping you compare homes on condition, location, lot, ownership costs, and resale considerations—not simply forwarding every listing in the price range.
Require Property-Specific Analysis
Before an offer, ask for relevant comparable sales, current competition, known property information, and an explanation of the proposed price and terms. Expect Negotiation and Deadline Management
Representation continues after the offer is accepted. Your agent should track contractual deadlines, coordinate access, help evaluate inspection and repair options, communicate with the lender and closing attorney as appropriate, and explain the available choices without practicing law, lending, appraisal, engineering, or home inspection.
Keep Your Own Due Diligence Active
Buyers should verify the issues that matter to them, including financing, insurance, taxes, utilities, restrictive covenants, schools, commute, internet service, flood or environmental concerns, and property condition. The agent can identify resources and help organize the process, but specialists should answer legal, tax, lending, inspection, survey, and engineering questions.
