Choosing a listing agent should not be a popularity contest or a decision based on who suggests the highest price. A Boiling Springs seller needs an agent who can explain the market evidence, identify the property’s real strengths and liabilities, and execute a plan that fits the seller’s timing and risk tolerance.
Ask How the Recommended Price Was Built
A credible pricing recommendation should account for recent comparable sales, current competition, condition, location, lot characteristics, updates, and the likely buyer pool. Ask the agent to explain the adjustments and the tradeoffs. A higher suggested list price is not automatically a better recommendation.
Review the Preparation Plan Before Spending Money
The agent should separate necessary repairs from optional cosmetic work. Ask which items could affect financing, inspections, buyer confidence, or presentation—and which projects are unlikely to return their cost. Read the home-preparation guide before approving a contractor list.
Demand a Specific Marketing Plan
“Put it in the MLS” is not a complete plan. Ask how the property will be photographed, described, launched, distributed, shown, and evaluated after the first week. The answer should fit the property rather than rely on a generic package. For remote buyers, the plan may also include live or recorded virtual tours.
Clarify Communication and Decision Points
Ask who will communicate with you, how often you will receive updates, and what information will be provided. A useful update should include showing activity, feedback patterns, competing listings, new sales, and whether the original strategy still makes sense. The agent should also explain in advance how offers, inspections, appraisal issues, and closing deadlines will be handled.
Look for Candor, Not Certainty
No agent can guarantee the sale price, number of offers, or closing date. The better question is whether the agent identifies uncertainty honestly and provides a response plan. Review these home-selling myths before interviewing agents.
